Project Description: Two parcels (TMP #34-4-22 and TMP #34-4-22-1) totaling 27.21 acres (gross) located along the southeast side of Township Line Road within the RO Zoning District are proposed to be subdivided into 10 single family detached dwelling (B1) lots. TMP #34-4-22 (24.21 acres) contains an existing stone driveway access along Township Line Road, and is vacant. Project Description: The Properties collectively total 10.10 acres gross lot area. The Property is located in the C-1 Neighborhood Commercial zoning district. Project Description:Two parcels totaling 19.4 acres are proposed to be subdivided into 16 single family detached dwellings (Use B1) where 11 lots are within the VC zoning district and 5 lots are within R-1 zoning district. Previously, a plan was approved by the Zoning Hearing Board granting certain dimensional variances in the R-1 zoned parcel that would permit a total of 26 single family homes, with lot sizes ranging from 7,500 sf (permitted in the VC district) – 23,205 sf, serviced by public water and public sewer. The Applicant has redesigned the plan to accommodate individual on-lot well systems. The revised proposal consists of lots ranging in size from 20,650 sf – 42,853 sf with a cul-de-sac road that will take access from Silo Hill Road. A 20 ft. emergency access lane is proposed to connect to Old Easton Road. The project also proposes 6.28 acres of deed restricted open space which contains a riparian buffer, and 23,900 sf of recreation land.

Project Description:The Properties collectively total 4.08 acres gross lot area. The Property is located in the C-2 Highway Commercial zoning district. The Property identified as TMP# 34-011-117-001 is currently improved with a nonresidential building, formerly a bank (use G7 Financial Establishment). The Property identified as TMP# 34-022-001-002 is currently improved with the existing Fred Beans Volkswagen dealership (use G20 Motor Vehicles Sales). The Applicant proposes to consolidate the two lots into a single parcel, reducing the nature of the nonconformity concerning minimum lot area (4.08 acres exist collectively where 5 acres is required). The Applicant proposes to phase the project in order to continue operating the Volkswagen dealership in its existing location while the new building is under construction. As part of the proposal the Applicant plans to demolish the existing bank building and begin construction of the new Volkswagen building and associated improvements. The Property identified as TMP# 34-014-006 is improved with a single-family detached dwelling and accompanying residential improvements. A portion of the existing dwelling encroaches upon the parcel identified as TMP# 34-014-005 by 39.3 feet. The parcel identified as TMP# 34-014-007 is currently vacant and is mostly wooded with an existing lot width of 50 ft. The Applicant proposes to convey a 25 ft. wide strip of land from parcel 34-014-006, totaling 10,296 sf in size, to the vacant parcel 34-014-007. The conveyance would give parcel 34-014-007 a minimum lot width of 75 ft, which is the minimum width required to construct a single-family detached dwelling in the VC zoning district.

Project Description:The 15.006 acres (gross) site is proposed to be subdivided into three single family detached dwelling lots, ranging in area between 4.49 and 5.43 acres (gross). All lots contain requisite frontage along Groveland Road, and access to lots will be provided by a shared driveway (Lots 1 & 2) and an individual driveway (Lot 3). The Preliminary Plan was granted conditional plan approval by the Board of Supervisors on January 26, 2006. The main parcel (34-004-112) is located in the Rural Residential (RO) district and the smaller parcel (34-004-105) is a small portion located along the west side of Rt. 413, north of the intersection with Old Durham Road and is in the Rural Residential (R-1) district.
